About Short Pump

West of the city, inside Henrico County

Short Pump is a community in western Henrico County, and it is not a town with its own government. Your mailing address may say Glen Allen or Richmond. The Census draws its own line around Short Pump, and it is smaller than the area people call by that name.

West Broad Village sits there, and the Census areas of Wyndham and Innsbrook share a border with it. Glen Allen, Henrico and Goochland County are neighbors. On our service-area map, the point for Short Pump is about 12 miles from the point for Richmond, in a straight line.

The houses

Short Pump is young, so the bathroom question is wear and taste

Inside the Census line, the American Community Survey for 2020 to 2024 puts the median home at about 1999, give or take a year. Just 4.4 percent of the homes were built before 1980, and 33.9 percent date from the 1990s. The area has 12,025 homes.

Bathrooms from the 1990s are now close to thirty years old. Old pipes and original tubs are likely rare here. What shows is wear on the tub surround, a builder-grade look and a corner tub that few people use.

Short Pump notes

Short Pump bathrooms: what is likely and what is not

  • Few surprises behind the wall

With so few homes before 1980, old plaster and first-generation plumbing are the exception. A modern wall is the likely starting point.

  • About four in ten are rented

The Census counts 57.9 percent of occupied homes in the Short Pump area as owner-occupied. If you rent, a written yes from the landlord comes before any tile.

  • The corner tub question

In houses this age, a big corner tub is common. Turning it into a walk-in shower is a popular change, and it is easiest to plan before anything is picked.

  • Selling or staying

A refreshed bathroom is a common update before a sale. If a sale is on your mind, ask what suits the rest of the house.

Permits and who to call

Who to call in Short Pump about a permit

Short Pump has no building office of its own. Permits go through Henrico County’s Permit Center at 4301 East Parham Road.

The county’s page asks for a permit when work reaches the water supply, drains or vents, and does not mention tile alone. A shower that keeps its drain where it is raises fewer questions than one that moves it. The Permit Center can say how yours counts.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

Gabriel came by to give an estimate on doing tile work and was very thorough in articulating his approach, timeline and cost. He gave a wonderful idea to put a marble counter ledge which turned out really beautiful. He was so quick in starting the project and kept everything so clean with protecting furniture surround the bathroom. His crew were so polite and did an amazing job. I’m so grateful for them completing this so quickly. Gabriel went above and beyond to get everything done quickly but also with excellence. I would highly recommend him and his crew!
