The houses

Short Pump showers are young, so the choices are about the design

Inside the Census line for Short Pump, the 2020 to 2024 survey gives a median build year of about 1999, give or take a year. The area has 12,025 homes. The 1990s are the biggest decade, at 33.9 percent, and just 4.4 percent date from before 1980. Before 1970 it is 2.7 percent.

So an old tub with a mortar floor is the exception here. A shower from the late 1990s is around twenty-five years old, and what usually decides the remodel is the layout, the glass and the look. Wear in the grout and the door seal comes with it.

Short Pump notes

Short Pump: what to settle before the first tile

  • The drain decides the floor

A center drain slopes the floor from every side. A linear drain slopes it one way and lets you use large tile. Choose the drain early, because it shapes the floor.

  • Old plaster is rare

With so few homes from before 1980, old plaster and first-generation plumbing are the exception. The old shower can be taken out, and the rebuild follows the same steps as in any home.

  • A county average

Henrico’s utility page lists its treated water at 64 milligrams per liter, about 4 grains. That is a county average and not a Short Pump reading.

  • A rental shower

The Census counts 57.9 percent of occupied homes in the Short Pump area as owner-occupied. A tenant who wants a new shower needs the landlord’s written yes first.

Permits and who to call

Who to call in Short Pump about a permit

Short Pump answers to Henrico County. The Permit Center, at 4301 East Parham Road, handles building permits.

Henrico’s page lists work on the water supply, the drains and the vents. Keeping the drain where it is makes the plan simpler to explain. If the shower layout moves it, ask the Permit Center before you order materials.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

Frequently asked questions

Don’t see your question? Call or write and we will answer it.

If the shower bothers you, it is not too soon. At that age the wear shows in grout and the glass seal, and the plan turns on layout and taste.

Both work. A linear drain allows large tile with fewer grout lines, and a center drain suits small tile. Pick the one you will keep clean.

Only with the owner’s written yes. Tile is a lasting change to the house.

No. Permit questions go to Henrico County’s Permit Center.
