The houses

Glen Allen showers built in the 1990s, now thirty years old

Inside the Census line for Glen Allen, the 2020 to 2024 survey gives a median build year of 1993, give or take two years, across 7,025 homes. The 1990s are the largest decade by far, at 29.5 percent. Before 1980 the share is 19.9 percent, and before 1970 it is 13.7 percent.

A shower that dates from 1993 has seen about thirty years of daily steam. Grout that keeps cracking after a repair, tile that sounds hollow, a curb that holds water: those say the layers behind the surface are tired. A bit under one home in five predates 1980, and those showers can sit on a mortar floor.

Glen Allen notes

Glen Allen: county water, glass and the line behind the tile

  • A county number, not a Glen Allen one

Henrico’s utility page puts its treated water at 64 milligrams per liter, about 4 grains. That is a county figure, not a reading from Glen Allen, and some of the county’s water comes from Richmond.

  • Hollow tile is a message

Tap a few tiles. A flat, hollow sound means the bond has let go, and a patch will not hold for long. A shower remodel starts at the wall.

  • Bigger shower, same footprint

A shower can grow into the space of a corner tub or a wide ledge beside it. That is also the moment to settle bench, niche and glass.

  • Three in four own

The Census counts 75.9 percent of occupied homes in the Glen Allen area as owner-occupied, so the tile and the grout are usually the owner’s choice.

Permits and who to call

Who to call in Glen Allen about a permit

Glen Allen is inside Henrico County. Building permits come from the county’s Permit Center on East Parham Road, not from a Glen Allen office.

The county’s page counts water supply, drain and vent work as permit work. A shower that sits where the old one stood raises fewer questions than one that shifts the drain across the room. The office can tell you how your plan counts.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

Frequently asked questions

Don’t see your question? Call or write and we will answer it.

For tile, it does not. What matters for permits is the county, and most of Glen Allen is in Henrico County.

Grout cracks when the wall behind it moves or when water gets through. Someone looks at the shower at the free estimate and checks which one it is.

That is a common change, and the plan depends on where the drain is. We talk through the bench, the niche and the glass at the free estimate.

The county puts its water at about 4 grains per gallon, and that is a county average. Any water leaves some marks, and a squeegee after the shower handles them.
