The houses

Henrico showers, from the 1960s ranch to the 1985 median

The Census Bureau’s 2020 to 2024 survey lists a median build year of 1985 for Henrico County, give or take a year. Of 144,916 homes, 41.4 percent went up before 1980 and 28.5 percent before 1970. The 1980s are the biggest decade, at 17.0 percent.

Read that number as a shower question. A house from before 1980 may still have its first tub with tile walls around it, or a stall with a floor of troweled mortar under the tile. In those, the wall gets opened and looked at before anyone picks a pattern. In a later house the talk is about glass, a bench and a niche.

Henrico notes

Henrico: water, glass and what sits behind the tile

  • Water near 4 grains

Henrico’s utility page puts its treated water at 64 milligrams per liter, about 4 grains per gallon. Some of the county’s water comes from Richmond’s plant instead. Whatever the number, clear glass and a squeegee habit keep spots off the door.

  • The old tub wall

A pre-1980 shower is often a tub with tile above it. If the tub goes, the tile and the wall behind it usually go too. That is the moment to rebuild the wall the right way.

  • Waterproofing first

What the shower sits on matters more than the tile you choose: a waterproof layer behind it and a floor that slopes to the drain. In an older house, ask what is there now before the old tile comes off.

  • A third rent

The Census counts 64.5 percent of occupied Henrico homes as owner-occupied, so about a third are rented. A tiled shower stays in the house after the tenant leaves, so the owner decides.

Permits and who to call

Who to call in Henrico about a permit

The county’s Permit Center, at 4301 East Parham Road, is where Henrico building permits begin.

The county page treats water supply, drain and vent work as permit work, and it lists bathtubs and showers among the fixtures first installed. A shower that moves its drain is drain work, so describe the plan to the office early. The page is silent on tile alone.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

Frequently asked questions

Age alone is not the verdict. The tile, the floor and what sits behind them are. At the free estimate someone looks at the shower and says what is really there.

The county puts its water at about 4 grains per gallon. Any water leaves spots, so clear glass, tight grout lines and a squeegee matter more than the county number. Ask at the estimate.

It can be. The county’s permit page counts drain work as permit work, so a plan that moves the drain is worth a call to the Permit Center before it goes further.
