The houses

In Henrico, a lot of the tubs are older than the 1985 median

Henrico County’s median home dates to 1985 in the Census survey for 2020 to 2024, give or take a year. That leaves 59,955 homes built before 1980, which is 41.4 percent of the county’s 144,916.

A bathroom in one of those houses often still has the tub it was built with, and tubs of that age are often heavy cast iron or enameled steel. Most sit in an alcove about 60 inches long, and the new shower usually takes over that same footprint. What sits behind the tub, the old valve and the old drain, sets the pace of the job.

Henrico notes

Henrico: what to sort out before the tub comes out

  • A heavy tub has to leave the house

An iron tub weighs a lot more than people expect. Ask early how it will leave the house.

  • The drain is not where the tub’s was

A shower drain wants a different spot than a tub drain, and Henrico’s permit page counts drain work as permit work.

  • Asbestos is on the county’s list

The permit page names removing or disturbing asbestos-containing material as permit work. Keep that in mind when old wall material comes off in an older house.

  • Water near 4 grains

Henrico’s utility page puts its treated water at 64 milligrams per liter, about 4 grains per gallon. It is a modest figure, but any water spots glass, so choose the door with cleaning in mind.

Henrico permits: where a tub to shower swap goes

Henrico County’s Department of Building Construction and Inspections runs the Permit Center at 4301 East Parham Road. Its permit page calls for a permit on work that changes the water supply, the sanitary drainage or the vents.

A shower where a tub stood normally means a different drain, which makes the plan a question for the Permit Center before anything is torn out. The page does not speak to tile on its own.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

Frequently asked questions

Don’t see your question? Call or write and we will answer it.

In most alcoves, yes. What shapes the details is the wall and the floor under the old tub, and someone looks at both at the free estimate.

No. Many conversions stay inside the old tub alcove. The estimate visit is where the alcove gets measured and the options are laid out.

Think about who lives there and who may buy the house later. If nobody soaks, a shower often serves better. If you bathe children, keep a tub somewhere in the home.

Yes. The estimate is free and in your home, so the tub alcove is measured where it stands.
