Under a Henrico floor, the decade decides

Close to three in ten Henrico homes, 28.5 percent in the Census survey for 2020 to 2024, were built before 1970. The 1980s are the largest single decade at 17.0 percent, and the county’s median home dates to 1985.

Floors from before 1970 often sit on solid lumber joists with a plank or plywood subfloor, and they have been through decades of coverings, vinyl over wood, carpet over vinyl. A floor of the 1980s may carry sheet vinyl or vinyl tile glued down. Before tile goes in, the job is to learn what layers are there, which can stay, and how stiff the whole floor is.

Notes

Henrico: floor questions that come with the age

  • Old vinyl and its glue

Sheet vinyl and vinyl tile from past decades can contain asbestos in some homes, and the safe step is testing before anything is sanded or broken up. Henrico’s permit page lists disturbing asbestos-containing material as permit work.

  • A wood subfloor with some give

Over joists, a subfloor that flexes will crack tile and open the grout. Extra plywood or an uncoupling sheet can stiffen or isolate it.

  • A new floor is a taller floor

Tile and the layers under it raise the floor. Doors may need trimming, and a fridge or a dishwasher may sit differently.

  • Which room

Kitchen, bath, entry or laundry: each room gets a different tile and grout. An entry takes wet shoes, a bath takes steam, and a kitchen takes dropped pans.

Permits

Henrico floors: what the county page says

Henrico’s Permit Center, at 4301 East Parham Road, is the county office for building permits.

The county’s permit page speaks of water, drain and vent work, and of asbestos removal. It does not say anything about setting tile on a floor by itself. If the plan opens a floor to change pipes, call the office first.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

Walk across it and watch a glass or a cabinet door. Anything that rattles or springs is a sign. Tell us at the estimate and the floor is checked in person.

Yes. Kitchens, bathrooms, entries and laundry rooms are all floor tile jobs.

It does not name floor tile. It does ask for a permit when work changes the water supply, drains or vents. Ask the Permit Center if your floor job touches pipes.
