Floors

Chesterfield floors: a big county of 1980s and 1990s homes

Chesterfield County counts 145,709 homes in the Census survey for 2020 to 2024, with a median build year of 1990. The 1980s lead at 20.5 percent, and 12.9 percent of the homes were built before 1970.

Floors in homes from the 1980s and 1990s may be wood over joists, or a concrete slab, or a mix when a family room was added. The room you want to tile decides which. Under a slab, the questions are cracks and level. Over joists, they are stiffness and how thick the layers add up.

Notes

Chesterfield: matching tile to the floor you have

  • Slab, crawl space or basement

Look under the room. A basement or crawl space under the floor means wood joists. A slab means concrete. Tell us which, because the prep differs.

  • An addition

A family room or a sunroom added later may have a different floor than the rest of the house. A tile floor that crosses the line needs a plan at the seam.

  • Big tile, big rooms

Planks and large squares need a floor flat to within about 1/8 inch over 10 feet, per our guide on large format tile.

  • Rooms by wear

The kitchen floor gets dropped pans, the entry gets wet shoes and the bath gets steam. A tile with some texture and a grout that does not stain fits all three better than a glossy one.

Permits

Chesterfield: what the no-permit list says about floors

The county office for building permits in Chesterfield is Building Inspection, inside Community Development, at 9800 Government Center Parkway.

The county’s no-permit examples include installing new floor coverings such as vinyl, carpet or hardwood. Tile is not on that list by name. Moving, adding or removing a wall does call for a permit. Ask the office how a tile floor counts for your house.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

He gave a wonderful idea to put a marble counter ledge which turned out really beautiful. He was so quick in starting the project and kept everything so clean with protecting furniture surround the bathroom. His crew were so polite and did an amazing job. Frequently asked questions

Don’t see your question? Call or write and we will answer it.

If there is a basement or crawl space below the room, it is wood. If the room sits on the ground, it is likely a slab. We confirm in person at the free estimate.

The county’s no-permit examples name new floor coverings such as vinyl, carpet and hardwood but not tile. Call Building Inspection to ask about tile.

Yes, when the floor is flat enough. Large tile needs a flat base, so the floor gets checked and, if needed, leveled first.
