The houses

A 1990 county, with showers that are now thirty years deep

The Census Bureau’s 2020 to 2024 survey gives Chesterfield County a median build year of 1990, give or take a year. The county has 145,709 homes. The 1980s are the biggest decade, at 20.5 percent, and 29.2 percent were built before 1980. Before 1970 the share is 12.9 percent.

A shower set in 1990 has had three decades of steam. The first signs are in the door track, the glass seal and the grout at the floor. When those keep failing after a repair, the layer behind the tile may be the real problem. About three homes in ten predate 1980, and those can have a tub with tile walls instead of a stall.

Chesterfield notes

Chesterfield: soft water, glass choices and walls

  • Soft water on the county’s own word

Chesterfield describes its water as naturally soft, in the range of 40 to 70 parts per million, or 2.0 to 4.0 grains. Crusty glass is less of a worry with water like that. Pick the door for the layout of your room.

  • Door swing and the room

A frameless door needs clear wall space for its hinges. Sketch the swing before you pick glass, so the door misses the toilet and the vanity.

  • Mortar under the tile

A shower floor made from troweled mortar can hold water in a low spot. If your floor sits low near the drain, the slope is worth redoing, not just the tile on top.

  • Mostly owners

The Census counts 76.7 percent of occupied homes in Chesterfield County as owner-occupied, so the tile, the grout color and the glass are usually the owner’s call.

Permits and who to call

Who to call in Chesterfield about a permit

Chesterfield County Building Inspection, part of Community Development, sits at 9800 Government Center Parkway.

The county’s no-permit list names new floor coverings and swapping plumbing fixtures such as faucets, sinks and toilets. Taking out or moving a wall does need a permit. Ceramic wall tile is not on the list either way, so a short call settles it for a shower that changes the old tub alcove.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

Frequently asked questions

Don’t see your question? Call or write and we will answer it.

Soft water leaves less crust than hard water. Steam, soap and body oil still leave a film on glass and grout, so a quick wipe after the shower helps in any water.

Usually the door seal or track, the caulk at the corners and the grout near the floor. If those keep returning after a repair, ask what is behind the tile.

Often, yes. If the plan keeps the walls where they are, it stays simpler. Someone looks at the room at the free estimate and talks through the drain, the bench and the glass.
