The houses

Midlothian showers from the 2000s are due for their first remodel

The Census gave Midlothian its own area only in 2020, and the line is tighter than the mailing area people mean by the name. Inside it, the 2020 to 2024 survey gives a median build year of 2001, give or take two years, across 7,936 homes. The 2000s are the biggest decade, at 29.5 percent. Before 1980 the share is 8.9 percent, and before 1970 it is 4.5 percent.

A shower from 2001 is in its mid-twenties. Pipes from that era are rarely the story. The common reasons for a remodel are a builder-grade stall, a dark grout line and a door that no longer fits how the family lives.

Midlothian notes

Midlothian: soft water, walls and neighbors

  • A county range

Chesterfield describes its water as naturally soft, 40 to 70 parts per million. That is a county range, not a Midlothian reading. Soft water is easy on glass, and a wipe after the shower does the rest.

  • Keep the old footprint

Chesterfield lists moving, adding or removing a wall as work that needs a permit. A shower that grows inside the old stall or tub space keeps the plan simple.

  • Brandermill and Woodlake next door

Brandermill and Woodlake are Census areas of their own, next to Midlothian and in the same county. The same county rules apply to a shower in any of them.

  • Owners lead

The Census counts 73.5 percent of occupied homes in the Midlothian area as owner-occupied, so the tile and the glass are usually the owner’s choice.

Permits and who to call

Who to call in Midlothian about a permit

Midlothian has no building office of its own. Chesterfield County Building Inspection, in Community Development, handles it from 9800 Government Center Parkway.

The county’s no-permit list includes new floor coverings and swapping fixtures such as faucets. Wall tile is not on it, so ask the office about your shower before the work is planned.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

Gabriel came by to give an estimate on doing tile work and was very thorough in articulating his approach, timeline and cost. He gave a wonderful idea to put a marble counter ledge which turned out really beautiful. He was so quick in starting the project and kept everything so clean with protecting furniture surround the bathroom. His crew were so polite and did an amazing job. I’m so grateful for them completing this so quickly. Gabriel went above and beyond to get everything done quickly but also with excellence. I would highly recommend him and his crew!

Frequently asked questions

Don’t see your question? Call or write and we will answer it.

Maybe. If the grout keeps darkening or cracking, ask what sits behind it. If the stall just feels dated, a new look may be all it needs.

The county calls its water naturally soft, so heavy crust is less likely. Soap film and spots still form, and a squeegee helps.

It depends on the footprint. A shower that stays within the old tub or stall space is the simpler plan. Someone measures at the free estimate.
