The houses

In Hanover County, one home in three is older than 1980

The Census survey for 2020 to 2024 gives Hanover County a median build year of 1991, give or take two years. Of 44,589 homes, 32.2 percent, about 14,400, were built before 1980. A further 18.9 percent date from before 1970.

That is a big base of older bathrooms, and some still have the tub they came with. The 1990s are the largest decade, at 20.5 percent, so many tubs are about thirty years old. Either way, the new shower usually takes the same alcove, and the wall behind it is checked before tile.

Hanover County notes

Hanover County: the asbestos certificate and other checks

  • The 1985 line

Hanover asks for an asbestos certificate with the permit application when the work is on a building put up before January 1, 1985. About a third of the county’s homes are older than 1980.

  • A big county

Hanover County includes Mechanicsville and the town of Ashland. On our service-area map the county seat is about 16 miles from the Richmond point in a straight line.

  • No water number to quote

The Hanover water reports we read do not list hardness. A test strip from a hardware store gives a reading for your own tap and helps you pick glass and fixtures.

  • Four in five own

The Census counts 82.1 percent of occupied Hanover homes as owner-occupied, so most conversions are the household’s own call.

Hanover’s Building Inspector’s Office

Hanover County’s Building Inspector’s Office is at 7516 County Complex Road. The pages we read do not list when a permit is needed or exempt, so a drain change like a tub to shower swap is a question for the office.

They do require an asbestos certificate for renovation, demolition and reroofing work on structures built before January 1, 1985.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

He gave a wonderful idea to put a marble counter ledge which turned out really beautiful. He was so quick in starting the project and kept everything so clean with protecting furniture surround the bathroom. His crew were so polite and did an amazing job.
