Mechanicsville: about 5,000 homes old enough to have an original tub

Inside the Census line for Mechanicsville, the 2020 to 2024 survey gives a median build year of 1990, give or take two years. Of 15,947 homes, 30.9 percent, about 4,900, were built before 1980, and 16.2 percent before 1970.

The 1980s are the biggest decade here, at 20.0 percent. A bathroom from then or earlier may still have a tub from the day the house went up, set in a 60-inch alcove. A new shower can use that space, and the old drain behind it is the part that gets rethought.

Mechanicsville notes

Mechanicsville: things to know before demolition

  • The 1985 line

Hanover County asks for an asbestos certificate on renovation work in buildings put up before January 1, 1985. Many Mechanicsville houses are on the older side of that line.

  • Close to Richmond

On our service-area map Mechanicsville is about 6 miles from the Richmond point in a straight line. That is a map measure and not a drive time.

  • No water number to quote

The Hanover County water report we read does not list hardness, so there is no county figure. A water test strip from a hardware store gives you a reading for your own tap.

  • A step you may want gone

For many households the reason for the change is the tall side of the tub. A low curb or a curbless floor can remove it, and the framing under the floor sets what is possible.

Permits and who to call

Hanover’s building office and the asbestos certificate

Mechanicsville is in Hanover County, whose Building Inspector’s Office is at 7516 County Complex Road. The county page we read does not say when a permit is needed or exempt, so for a conversion the office is the one to ask.

It does say that work on structures built before January 1, 1985 needs an asbestos certificate with the permit application. Check the year your house went up.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

He gave a wonderful idea to put a marble counter ledge which turned out really beautiful. He was so quick in starting the project and kept everything so clean with protecting furniture surround the bathroom. His crew were so polite and did an amazing job. The county’s rule covers work on buildings put up before January 1, 1985. Call the Building Inspector’s Office with your house’s year and your plan.

We found no hardness figure in the county’s water report. A test strip tells you more than an average would, and it helps you pick glass and a finish.

Yes, it is one of our main areas, with Henrico and Chesterfield. The free estimate is at your home.

Usually the shower takes the tub’s footprint. Someone measures the alcove at the estimate and tells you what fits.
