Mechanicsville: walls from the 1980s and 90s

Inside the Census line for Mechanicsville, the 2020 to 2024 survey gives a median build year of 1990, give or take two years, across 15,947 homes. The 1980s are the largest decade at 20.0 percent, and 30.9 percent of the homes date from before 1980.

A tub wall from the 1980s is often a hall bath with tile that has been wiped down ever since. Behind it, the question is whether the drywall stayed dry. Newer parts of the area have baths where tile covers only the tub and the floor, so tile on a second wall can be new rather than a replacement.

Notes

Mechanicsville: tile jobs by wall

  • Hall bath, tub wall

Tile that has been up for decades can be tired in the grout and fine in the field. A close look decides between new grout and a reset.

  • The laundry wall

A wall that takes steam and splashes wants tile and a base that suits it, not paint over drywall.

  • Close to Richmond

On our service-area map, the point for Mechanicsville is about 5.7 miles from the point for Richmond, in a straight line, which is among the shortest distances on our list.

  • Owners and renters

The Census counts 75.5 percent of occupied homes in the Mechanicsville area as owner-occupied, so most walls here are the owner’s to redo.

Permits

Mechanicsville: ask Hanover County

Mechanicsville is in Hanover County, whose Building Inspector’s Office is at 7516 County Complex Road in Hanover.

County application rules ask for an asbestos certificate when a structure built before January 1, 1985 is renovated. At least 30.9 percent of the homes here predate 1980, so the date matters. The pages we read do not say whether wall tile alone needs a permit, so the Building Inspector’s Office is the one to ask.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

Frequently asked questions

Don’t see your question? Call or write and we will answer it.

Hanover County asks for one on renovation work in structures built before January 1, 1985. Whether your tile job counts as that kind of work is a question for the Building Inspector’s Office.

Yes. Mechanicsville is one of our main areas, with Henrico and Chesterfield, and the estimate is free at your home.

It can be. A crack at a corner is often movement, and sometimes water has reached the wall behind. At the estimate someone presses the wall and looks at how the corner was finished.

Yes. A single wall by a tub, a washer or a stove is regular tile work. Photograph the wall with a tape measure in the picture before the visit.
