Mechanicsville showers: a 1990 median and a pocket of older ones

The Census draws its line around Mechanicsville tighter than the area people mean by the name. Inside that line, the 2020 to 2024 survey gives a median build year of 1990, give or take two years, across 15,947 homes. The 1980s lead at 20.0 percent. Before 1980 the share is 30.9 percent, and before 1970 it is 16.2 percent.

That is about one home in three with a shower that could be a tub and tile combination or an early stall. The other two are younger. In an older one the question is what the walls and floor are made of. In a newer one the choices are the layout, the glass and the bench.

Mechanicsville notes

Mechanicsville: Hanover rules and a shower from before 1985

  • Before 1985, expect paperwork

Hanover County asks for an asbestos certificate with a permit application on a house built before January 1, 1985. For a shower that means asking before demolition is planned, not after.

  • Water from Richmond

The county’s report says Hanover has bought water from Richmond since 1994, mainly for the Hanover Airpark and Mechanicsville. It prints no hardness number, so this page quotes none.

  • Two counties, one line

Henrico County and Hanover County meet near Mechanicsville, and each has its own building office. Find the county line before you call anyone.

  • Three in four own

The Census counts 75.5 percent of occupied homes in the Mechanicsville area as owner-occupied. For a rental, get the owner’s yes before tile goes up.

Permits and who to call

Who to call in Mechanicsville about a permit

Mechanicsville has no building office. Hanover County’s Building Inspector’s Office handles it, at 7516 County Complex Road.

The page we read does not say when a permit is needed or exempt, so it gives no answer on a shower. It only asks for the asbestos certificate on homes from before 1985. One phone call to the office settles the question for your plan.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

He gave a wonderful idea to put a marble counter ledge which turned out really beautiful. He was so quick in starting the project and kept everything so clean with protecting furniture surround the bathroom. His crew were so polite and did an amazing job. Frequently asked questions

Don’t see your question? Call or write and we will answer it.

Yes. Mechanicsville is one of our three main areas, and the estimate is free and at your home.

Hanover County asks for an asbestos certificate on permit applications for houses built before 1985. Ask the Building Inspector’s Office what it needs for your plan.

Hanover. The county line decides, not the mailing address. Henrico is next door, but Mechanicsville is in Hanover County.

The county report gives no hardness figure, so we do not guess. Clear glass and a quick wipe after the shower work in any water.
