Powhatan walls: mostly owners, mostly 1980 or later

The Census survey for 2020 to 2024 puts the median Powhatan County home at 1996, give or take two years, among 12,021 homes. The 2000s are the largest decade, at 23.0 percent, and 23.1 percent were built before 1980.

The Census counts 93.2 percent of occupied homes here as owner-occupied. That makes almost every wall in the county a decision by the person who lives with it. A 1996 wall is likely drywall, and the work is a matter of taste and a sound base. The 23.1 percent from before 1980 are the walls to open and look at first.

Notes

Powhatan: what tile walls meet out here

  • Wells

Where county water lines do not reach, homes use private wells, and county rules ask for the well to be approved by the Health Department. Minerals in well water can mark grout near a shower or a sink, so tell us about yours.

  • Laundry and mud rooms

A mudroom or laundry takes wet boots, tools and pets. Tile on the lower wall wipes clean.

  • Tub walls from the 1990s

A house from the median year has tub walls near thirty years old. Caulk and grout are the first things to go.

  • Older homes, about a quarter of them

About one Powhatan home in four dates from before 1980. Their walls get opened and checked before tile is chosen.

Permits

Powhatan: the county’s building office

Powhatan County Building Inspections is at 3834 Old Buckingham Road, Suite F, in Powhatan.

The county links a PDF of work that needs no permit, copied from the state building code. Its line on interior wall finishes names "other groups" of buildings, so ask the office whether a house is covered. The PDF is dated, so confirm that it still applies, and call first if the wall holds pipes.

Bencke’s Tile Bathroom Remodel

Janna K.Bathroom remodel

We had such a great experience working with Gabriel and his team at Bencke’s Tile Bath Remodel. From the very beginning, Gabriel was incredibly communicative, responsive, responsible, and someone we felt we could completely trust. He always kept us updated, answered every question, and made what could have been a stressful renovation feel easy.

Our Jack-and-Jill bathroom was 25 years old and very builder-grade and felt cramped with way too many doors. Gabriel helped completely transform the space into a bathroom that feels so much larger, brighter, and honestly looks like something out of a magazine.

The quality of the work is exceptional. They waterproofed the bathroom properly, insulated the tub, installed a linear drain with a perfectly sloped floor so the water drains exactly where it should, and the tile work is absolutely flawless. The floating vanity, mirror, and every finish were installed with so much attention to detail.

What I appreciated just as much was that Gabriel truly stands behind his work. If we noticed even the smallest thing, he was happy to come back and make it right without any hesitation. It’s rare to find a contractor who genuinely wants everything to be perfect.

We interviewed several contractors before choosing Gabriel, and I am so glad we did. The final result exceeded our expectations, and the whole process was smooth from start to finish. I wouldn’t hesitate to recommend Gabriel and his team to anyone looking for a bathroom remodel. They do beautiful work, they’re honest, and they’re the kind of people you actually enjoy working with. Adding the before and after pictures for reference!

He gave a wonderful idea to put a marble counter ledge which turned out really beautiful. He was so quick in starting the project and kept everything so clean with protecting furniture surround the bathroom. His crew were so polite and did an amazing job. Powhatan is on our list of places we serve. On our service-area map the county is about 26.6 miles from the point for Richmond, in a straight line, and the estimate is free here too.

It will not harm tile. Minerals can leave marks on grout near a faucet or a shower. A filter helps, and so does a grout color that forgives. Tell us about your water at the estimate.

The PDF the county links is worded for the state building code and is dated. Ask Building Inspections to confirm how it applies to your wall.

About three in four were built in 1980 or later, per the Census. The rest are older, and those walls get a closer look.
